Property Evaluation
Accurately estimating rent is one of the most important parts of evaluating an investment, since it determines whether a property makes financial sense. We use a multi-step process: our software first generates automated rent projections so we can screen thousands of properties efficiently. From there, Lantana refines the numbers using MLS data, local market knowledge, and years of experience. They provide rent ranges based on both full and minimal renovations. After our on-site evaluations, we share video of the property, and they update the projections and recommend renovation strategies. Their expertise helps us avoid underperforming properties before we ever make an offer.
On-Site Evaluation
Once a property is under contract, we conduct two inspections: one for systems (HVAC, electrical, plumbing, roof, etc.) and another focused on cosmetics. While tenants assume the systems will work properly, their decision to rent is usually based on appearance and comfort. Lantana plays a key role in this process as part of a three-person team that evaluates the cosmetic condition of every property and provides recommendations for cosmetic improvements.
Renovation Guidance
Our goal is always to maximize rent potential while keeping costs under control. After inspections, we collect quotes and review them with the client, our team, and Lantana. Each renovation item is evaluated for its financial impact, and Lantana’s insight into how upgrades influence rent is invaluable. This collaborative approach is unique to our partnership and ensures we understand how every renovation decision affects both rental income and leasing time.
Importantly, Lantana provides the above added support at no extra cost beyond standard property management fees. Their rates are already competitive: 8% of collected rent, no markup on repairs, no renewal fees, and $500 for filling a vacancy.
Tenant Selection
Tenant selection is the most critical responsibility of any property manager. After years of experience, I can name only two managers I trust to consistently select reliable tenants—and Lantana is one of them. Reliable tenants stay long-term, pay on time, and care for the property. Lantana has consistently delivered just that.
Working for You
Some property managers focus on pleasing tenants at the expense of owners in order to boost their Yelp reviews. For example, I’ve seen reviews praising managers for giving free rent—something that directly costs the owner. Lantana has never played that game. They prioritize the owner’s interests, which is exactly what you want in a partner.
