We are a Las Vegas real estate team that works exclusively with investors. We do not work with home buyers or sellers.
We provide a complete service for investors, from property identification through renovation, leasing, and management, using a combination of in-house services and trusted third parties. We have been in business for more than 17 years. Here are the results we have produced:
- 600+ investment properties delivered: We have delivered more than 600 single-family investment properties to over 170 clients worldwide. Fewer than ten of our clients live in Las Vegas. The rest invest remotely from other states or countries and rely on our process and local expertise.
- Clients continue to reinvest: On average, our clients purchase three or more properties. They continue to invest because the properties perform as expected, and most new clients come from referrals.
- Long-term tenant stability: Our average tenant stays more than five years. This significantly reduces vacancy, turnover, and rent-ready costs.
- Exceptionally low eviction rate: Over the past 17+ years, we have had only eight evictions across more than 1,000 tenants. This is the result of targeting a stable tenant segment, working with a skilled property manager, and operating in Nevada’s pro-landlord legal environment.
- Income reliability during downturns: During the 2008 financial crash, while Las Vegas property values fell sharply, our clients experienced no decline in rent and no vacancies. The tenant segment we target tends to work in mission-critical, direct-income-producing, or government roles that remain more stable during recessions.
- Strong long-term growth: Since 2015, our clients’ properties have experienced average annual appreciation of about 8% and rent growth of about 5%.
- Consistently low vacancy: Across our portfolio, vacancy has remained below 2%.
These results were not achieved by luck. The founders are engineers who reverse engineered how successful national retail chains identify their target customers, choose locations, and match their offerings to local demand.
