Typical Renovation Timeline
A standard renovation typically follows this sequence:
- Demolition: approximately 2 days
- Painting: approximately 2 to 3 days
- Core Renovation Work: approximately 1 to 3 weeks, depending on the scope of work. This includes flooring, cabinetry, fixtures, plumbing, electrical work, and other trade work. Whenever possible, multiple trades work concurrently to reduce the overall timeline.
- Countertop Installation: approximately 1 to 3 days, depending on material selection and supplier lead times
- Landscaping and Final Cleaning: approximately 1 to 3 days, often completed alongside final interior work
- Property Manager Walkthrough: scheduled immediately after renovation is complete. This serves as the final acceptance inspection.
- Photography: approximately 1 to 2 days, scheduled after final cleaning and landscaping
Most renovations are completed within 2 to 4 weeks, assuming there are no material delays or hidden issues discovered during demolition.
Every Property Is Different
The timeline above is a starting point. Some projects move faster. Others take longer.
Factors that can extend the timeline include:
- Not submitting the 50% renovation deposit at least one to two weeks before closing. Work cannot be scheduled until the deposit is received. Once received, the renovation company will make every effort to begin work within approximately one week.
- Hidden issues discovered during demolition, such as water damage, mold, outdated wiring, or structural problems
- Material delays, especially for countertops, specialty tile, or custom fixtures
- Third-party scheduling delays. Suppliers and subcontractors often work across multiple projects simultaneously, which can affect scheduling.
Factors that can shorten the timeline include:
- Cosmetic renovations with minimal plumbing or electrical work
- Materials already sourced and in stock
- Properties that are in better condition than expected
This is why each property is evaluated individually before the renovation schedule is finalized.
Final Scope Is Determined During the Team Renovation Review
The renovation items listed in the Property Report are a combined list of potential improvements identified during the evaluation process. They are not the final scope of work.
Every renovation plan is customized based on the property’s condition, the target tenant segment, and the finish level appropriate for the investment.
The final scope is determined during the Team Renovation Review meeting. During that meeting, the team reviews each renovation item, evaluates its impact on rent potential and time to rent, identifies any issues that could affect scheduling, and finalizes the renovation plan before the end of the due diligence period.
Once the renovation plan is finalized, you can decide whether to proceed with the purchase or cancel the contract before closing.
