- Clients continue to reinvest: On average, our clients purchase three or more properties. They continue to invest because the properties perform as expected, and the majority of new clients are referrals from existing clients.
- Long-term tenant stability: Our average tenant stays over five years, which dramatically reduces vacancy costs, turnover costs, and the cost to make the property rent ready.
- Exceptionally low eviction rate: Over the past 17+ years we have had only seven evictions across more than 1,000 tenants. This is the result of targeting stable tenant demographics, working with experienced property managers, and operating in Nevada’s pro-landlord legal environment.
- Income reliability during recessions: During the 2008 financial crash, while property values in Las Vegas dropped sharply, our clients experienced zero decline in rent and zero vacancies. The tenant segment we target works in mission-critical, direct-income-producing, or government roles that tend to remain stable during recessions.
- Strong long-term growth: Since 2015, our clients’ properties have experienced average annual appreciation of about 8% and annual rent growth of about 5%.
- Low vacancy: Across our portfolio, vacancy has remained below 2%.
