Example 1031 Replacement Properties

Most investors look at property listings.

Our clients review curated investment candidates that have already passed initial screening criteria.

This page shows an example of the type of properties we identify and evaluate for clients completing a 1031 exchange.

Not a Listing Feed

These are not random properties pulled from the market.

Each property is selected based on:

  • tenant demand
  • location characteristics
  • long-term rent stability
  • alignment with our investment framework

The goal is not to “find deals.”
The goal is to identify properties that can produce reliable income over time.

How to Read This Page

Each property shown has already passed an initial filtering process.

This includes:

  • alignment with our target tenant segment
  • neighborhood and location screening
  • preliminary rent and renovation assessment
  • pre-filtered to eliminate lower-performing options and focus on properties with stronger relative return characteristics within the Las Vegas market

These properties represent starting points for evaluation, not final recommendations.

From here, each property moves into a structured validation and due diligence process before any acquisition decision is made.

What Happens Next

Once a property passes initial screening, it goes through a structured validation process.

This includes:

  • Fernwood onsite evaluation
  • property manager review and rent evaluation
  • initial renovation scope and cost estimation
  • system inspections (HVAC, roof, plumbing, electrical)
  • risk identification (water damage, structural issues, etc.)

Only after this process do we move forward with acquisition.

Designed for 1031 Exchange Investors

For investors completing a 1031 exchange, time is limited.

The challenge is not just finding a property.
It is identifying multiple qualified replacement properties within the 45-day window.

Our process is designed to:

  • surface viable candidates quickly
  • evaluate multiple options in parallel
  • reduce the risk of poor or failed identification

Why We Do Not Publish “Available Inventory”

We do not operate as a listing platform.

The properties shown here are examples of the type of opportunities we evaluate for active clients.

Inventory changes constantly, and the best opportunities are often gone within a few days.

Access to Active Opportunities

Active clients receive:

  • curated property lists multiple times per week
  • ongoing evaluation and filtering
  • support through due diligence and escrow

This allows investors to make decisions based on structured analysis, not urgency.
