About Us
For more than 17 years, we’ve helped busy professionals build wealth through real estate investing. Our clients are high-income individuals who recognize the value of real estate but don’t have the time to manage the details. We handle the entire process so their involvement is minimal while they enjoy the full benefits of ownership.
Our Focus
Our focus is helping clients achieve financial independence and build generational wealth. Financial independence isn’t a single number or one-time event—it’s creating rental income that outpaces inflation and endures long enough to pass on to your children and grandchildren, creating a lasting legacy.
Investor Requirements
- Minimum investment is $140,000 in cash.
- Take our free training. We want you to have a high-level understanding of investing and the analytics we provide.
- Provide a pre-approval for $450,000 from a Nevada licensed lender.
- Sign our terms and conditions.
Our Fees
Our fee is 2.5% of the gross sales price, but in nearly every case the seller, not our client, paid our fee. Out of more than 570 properties we’ve closed, clients have only contributed to our compensation six or eight times. In all other transactions, the seller paid our full fee. And, if a seller is unwilling to cover our fee, we move on to another property—there are always other opportunities.

- Since 2015, rents have risen by 7% annually, while property prices have increased by 8% annually.
Our Process
- We start by teaching you the essentials of real estate investing.
- Together, we create a property profile that aligns with your goals.
- Using our software, partners, and market expertise, we identify specific properties and provide detailed reports usually reserved for institutional investors.
- Once under contract, we complete two inspections: one for systems (HVAC, roof, plumbing, etc.) and another to assess upgrades that could boost rent and reduce vacancy time.
- After inspections, we compile renovation needs, gather quotes, and review each item with you, the property manager, and our team to decide what makes financial sense.
- You can sign remotely with a mobile notary—no need to travel to Las Vegas.
- After escrow closes, renovations begin. A team member visits every other day, records progress videos, and keeps you updated.
- Professional photos are taken once the property is ready for marketing.
- The property manager then places a tenant and cash flow begins.
