Cost of Services
Unlike residential Realtors, we provide an end-to-end service for investors. The cost to provide such services are high. For example, we have a part time in-house software developer plus outside consultants, personnel to over watch the renovation process, on-site evaluation of properties and many other services. All of this combines to a significant overhead cost.
For the +15 years we've been in business, we've provided services to our investor clients at no direct cost; the only money we receive is a portion of the commission paid to the listing agent. Other than this seller-paid commission, we do not receive or accept any form of compensation from anyone. However, we need to receive a commission of 2.50% or higher to continue to provide investor services. Recently, we've seen a few properties where the buyer's agent commission is less than 2.5%. We decided to implement the following policy so that a lower commission does not force us to reduce our level of service.
If the buyer's agent commission is less than 2.5%, the following options are available:
- With your permission, we will write into the offer that the buyer's agent commission will be 2.5%. If the seller agrees, the transaction will move forward as is. Please note that requesting the seller to pay a 2.5% buyer agent commission could increase the price and make the offer less desirable.
- If the seller is unwilling to pay a 2.5% commission, you have the option of paying the difference. This cost will be added to your closing costs.
- Select a different property.
- If none of the above is acceptable, you are free to purchase the property through another Realtor. However, none of our services will be provided.
Below is what a typical alert for a property with a buyer's agent commission less than 2.5% looks like:
This property only pays a commission of 2.00%. In order to provide all the necessary investor services, we need to receive a commission of at least 2.50%. If the seller does not agree to a 2.50% commission, one option is for you to pay the difference, which is approximately $1,6755. This amount would be added to your closing cost. There are other options.
