The Properties We Target
Instead of choosing a property and hoping it will attract a reliable tenant (stays many years and pays the rent on schedule) we took a different approach. We identified a tenant segment with a high concentration of reliable people. Once we identified this segment, we created what we call a property profile of what and where they currently rent. Below is a summary description of the properties we target

Property Profile

Type: Single-family, one and two stories.

No private pools.

Built: 1985 to present. The primary build years are 1990 through present; we only consider homes built before 1990 in a limited number of subdivisions.

Configuration: 3+ bedrooms, 2+ baths, 2+ car garages, 1,100 to 2,400 SF, one or two stories, lot size >3,000 SF, no private pools or spas.

All we did was define what and where the target tenant segment we wanted to occupy our proeprties and bought what and where they were willing and able to rent.
