Below is a sample of investment properties that we have brought to the market. Note that not all properties are renovated in the same way. What we renovate is determined by market competition, the client’s budget, reducing time to rent, minimizing maintenance costs, and maximizing the length of tenant stay.
Depending on market conditions, we may only address health and safety items if there is high demand and little inventory. In such cases, a full renovation may be undertaken when the tenant moves out, which is frequently many years after the property is put into service. Our tenants tend to stay many years which can postpone the renovation cost for years. In other market conditions, we may need to do a full renovation at the time the property was purchased.
Our goal is to optimize returns while minimizing renovation costs.
