We were founded over 15 years ago by two engineers who approached real estate investing as an engineering problem to solve. We developed scientific-based processes for identifying, validating, renovating, and monetizing investment properties. These are the same processes you will learn during orientation.

Prerequisites for the second meeting:

  • Sign our terms and conditions. Our terms and condition will be sent to you in a separate email for digital signing. after the first meeting
  • Pre-approval from a Nevada licensed lender, excluding Bank of America and Wells Fargo, for $475,000. The majority of the properties cost between $320,000 and $475,000. At the bottom of this email is information on lenders our clients recommended. Please send us the pre-approval.

After these two items are complete, please schedule our next meeting using the link below. Once you do, you will receive the background material.

Kickoff

Cleo Li and Taylor Koki via Zoom

Until now, all the training was focused on working together, analytics, and investing concepts. The third meeting is practical, what and where to buy to meet your goals. This session is with Cleo Li (co-founder) and Taylor Koki. Taylor will be your primary contact during the property search process.

Risk Reduction

Eric Fernwood via Zoom.

Approximately two weeks after you have a property under contract, you will meet with Eric Fernwood via Zoom to discuss risk reduction practices.

Property Management

Angela Valdez - Lantana Property Management

Approximately two weeks before closing, you will meet with the property manager. This meeting reviews the property management processes, monthly statements, rent payments, and more.

Other Meetings as Needed

No additional meetings are scheduled, but we are available whenever you need us. Just reach out.

Lenders

Anyone licensed to make loans in Nevada works. Credit unions, loan brokers, online lenders, and even some banks (not Wells Fargo or Bank of America since they seem unable to close investor loans). Many of our clients have successfully closed properties with the lenders below. Note, tell them you are working with Cleo Li. The lenders know who she is.
